Payment: Payment is requested by VISA or MasterCard or Discover when reservation is confirmed.
(Please inform us if you are using a debit card as most debit cards have a daily limit which might result in a decline if the total charge is over that daily limit.)

Payments are requested in full, 30 days in advance of occupancy.

Payment by money order, cashier's check, or personal check will be considered with prior arrangements well in advance of occupancy date.

If multiple payments are necessary, a $15.00 service fee will be charged for processing each payment.

Reservation Deposit:

Reservation deposit of two nights is required to reserve a property. This amount is non-refundable if you should cancel.

Security Deposits are deferred when paying by Credit Card. However, the renter is held responsible and their credit card will be charged up to the amount of TWO (2) night's rental for:

bullet Any abuse - damage or theft.
bullet Any indication that a guest has been smoking indoors.
bullet Any indication that a pet was brought without permission.
bullet Any need for housekeeping beyond what would be considered "normal".

You will be informed by e-mail and a phone call as to why and when such additional charges are made.

Cancellation:

Any cancellation made after property has been reserved and credit card charges have been processed will result in a minimum $50.00 service charge or the reservation deposit whichever is larger..

Cancellations made 30 or more days before confirmed reservation date will receive full refund/credit of monies in excess of the reservation deposit. Cancellations made less than 30 days before confirmed reservation date will be charged in excess or the reservation deposit as follows:

bullet 20 - 29 days in advance: One night for each payment processed.
bullet 10 - 19 days in advance: 1/2 of the reservation
bullet 1 - 9 days in advance: 75% of the reservation

Service charges are 100% for Christmas/New Year's reservation cancellations after Thanksgiving

Check-In:

4:00 PM.

Early arrivals must be arranged in advance.

Check-Out:

11:00 AM.

A late check-out without previous permission could result in an additional charge. Late check-out will be considered, but must be arranged in advance of arrival.

Smoking:

All properties are NON-SMOKING indoors . If you smoke outdoors please use a receptacle for butts. If smoking residue is found in the property after departure a forfeiture of all or part of the Security Deposit will result.

Pets:

Pets are allowed at Antlers, Bear Haven, Good Times and Tree Tops ONLY! Arrangements must be made in advance. If any pet residue is found in the property after departure the guest will be charged fees for clean up and damages if any.

Additional Guests:

You must state the number of guests, adult and children, when making reservations. If the number exceeds the maximum accommodation for your reserved property, a $20.00 per person per night is required. Should the number of guests increase after reservations are made, you are expected to inform us. We must know the number of vehicles that will be overnight parking at the rental. Failure to observe this requirement will result in forfeiture of your security deposit plus applicable damages.

Spa Rules:


  1. Do not remove or alter the covers on the suction fittings. Never operate the spa if the suction guard is missing or broken Keep hair and body parts away from the suction guard. Do not allow long hair to float freely in the water.
  2. Do not bring any object into the spa that could damage the spa shell.
  3. Never insert any object into any spa opening.
  4. Do not use breakable containers near, in or around the spa.
  5. The spa cover is not designed to support weight.
  6. Remove any water or debris, which may collect on spa cover.
  7. Keep children under 12 and pets away from the spa when not in use.
  8. Keep all chemicals away from children and pets
  9. Individuals with infections, open sores or wounds should not use the spa.
  10. Shower before and after using the spa.
  11. Warning – To reduce the risk of injury or drowning: consult your physician about the possible side effects of any medications you may be taking before using the spa. Heat from the water, in conjunction with some medications may cause drowsiness and increase the risk of drowning. Others can affect blood pressure, heart rate, and circulation.
  12. Do not use the spa immediately after strenuous exercise.
  13. If you feel pain or dizziness at any time while using the spa, discontinue use and contact a physician.
  14. Warning – To reduce the risk of injury: It is especially important for persons over the age of 35 or persons with pre-existing health problems, such as obesity, heart disease, high or low blood pressure, circulatory problems or diabetes to consult their physician before using the spa.
  15. Keep all electrical appliances such as radios, telephones, televisions and lights at least five feet (1.52 meters) from the water.
  16. Danger – Risk of drowning: Use extreme caution to prevent unauthorized and unsupervised use of the spa by children. Children must always be supervised.
  17. Danger – To reduce the risk of drowning: Never use the spa alone; children should not use the spa unless they are supervised by an adult; keep pets away from the spa at all times; always replace the spa cover and lock when not in use.
  18. Warning – To reduce the risk of injury: The water temperature should never exceed 104 degrees. Temperatures between 100 - 104 are considered to be safe for healthy adults. However, if you plan to remain in the spa for more than 10 to 15 minutes, a lower temperature is recommended. Lower temperatures are also recommended for children. Children should not be allowed to swim under the surface of the water in the spa.
  19. Warning – Pregnant women should consult with their physician before using the spa. Pregnant women should not use the spa if the water temperature is above 100
  20. Danger – To reduce the risk of drowning: Prolonged immersion in the spa may cause hyperthermia, a dangerous condition, which occurs when the internal body temperature rises several degrees above the normal body temperature of 98.6 degrees. The symptoms of hyperthermia are nausea, dizziness, drowsiness and fainting. Effects include: a lack of awareness, inability to perceive heat or danger and a greater risk of drowning due to a loss of consciousness. Special note: Individuals suffering from hyperthermia may be unable to realize that they must exit the spa and they also may be physically unable to do so.
  21. Warning – To reduce the risk of drowning: Do not use the spa if you are under the influence of alcohol or drugs. Heat from the water, in conjunction with alcohol or drugs can cause loss of consciousness.
